Project Features
Inspired by Kandilli’s rich heritage, historic streets, and the iconic waterfront mansions of the Bosphorus, Nef Reserve Kandilli reinterprets traditional architecture through a contemporary lens. Wide overhanging roofs, cantilevered terraces shaped by the site’s natural topography, and carefully articulated façades create a distinctive architectural identity while remaining in harmony with the character of the neighborhood.
Spanning 154,162 m² of built area and 38,713 m² of landscaped gardens, the development comprises 406 residences ranging from 2-bedroom to 5-bedroom layouts. The project bears the signature of renowned architect Emre Arolat, with interior architecture by Mustafa Toner.

Designed to integrate seamlessly with both Istanbul and the Bosphorus, the project draws inspiration from the region’s historic waterfront architecture. Contemporary forms are blended with timeless design principles, creating a refined architectural language that respects its surroundings while establishing a distinctive presence.
Materiality
Natural earth tones and the warmth of timber define the project’s material palette, creating spaces that feel both elegant and connected to nature. Expansive floor-to-ceiling glazing frames uninterrupted Bosphorus views, while natural stone finishes extend across the façades, adding texture, depth, and a strong architectural identity.
Landscape Design

The carefully planned positioning of the residences allows panoramic Bosphorus views to become part of everyday life. The landscape is designed around the concept of a “Forest of Light,” where elegant birch and pine trees create a strong visual identity. Complementing these are Katsura, Sweetgum, Japanese Zelkova, and Canadian Serviceberry trees, introducing seasonal color and richness throughout the development.
